Questions

What is a sanction drawing?

It is the set of drawings you submit to the municipality, panchayat or development authority when you apply for permission to build: the plans of every floor, a section, the front elevation, the site plan and an area statement showing your building follows the local rules on set-backs, coverage, FAR and height. It is also called an approval drawing, approved plan or building plan for permit.

How much does it cost?

₹3,500 for a ground-floor-only building, and ₹1,000 more for each upper floor (G+1 ₹4,500, G+2 ₹5,500). Courier is included. Government permit and scrutiny fees are paid by you to the office and are not part of this price.

Do you do it outside Karnataka?

Yes, anywhere in India. Tell us the town and the approving office, and we draw it to that office's bye-laws and drawing format. Send a sample approved plan from your office if you have one.

Who signs the drawing?

Most offices accept drawings only when signed by an engineer or architect registered or empanelled with that office. Where our engineer is licensed, we sign it. Elsewhere we leave the signature block for your local licensed engineer or architect, and we can connect you with one listed on Balaji Builds.

What do I need to give you?

The owner's name and property number as on the documents, the plot size, which side the road is on and its width, and the rooms you want on each floor. After ordering, send the khata / patta / sale deed with its sketch on WhatsApp.

Do you also file the permit?

This service is the drawing set. If your site is in a town we cover, we can also file the application for you: see building permission.

How do I pay and receive it?

Pay 50% online when you order, by UPI, card or netbanking. We courier the printed drawing set; your order page shows the courier name, tracking number and a photo of the receipt. Pay the other 50% there, and the PDF copy unlocks.
